Centris Residential Sales Statistics – May 2025

Home sales in Québec City’s CMA increased 6% in May, reaching 926 transactions, a record for this time of year.

The South Shore led the way with a 17% increase in sales compared to May 2024.

The Québec Agglomeration posted a 6% increase, while the Northern Periphery saw a 9% drop in activity.

Across the CMA, plex sales (2–5 units) surged 16%, condo sales rose 10%, while single-family homes saw a more modest 3% increase.

Every property category and region is experiencing a severe shortage of homes for sale. Active listings in the region were down 26% in May.

Prices continue to climb sharply, with the median price of a single-family home up 20% compared to May 2024. Condos and small rental buildings (2–5 units) followed closely with price increases of 18% and 11%, respectively, over the past year.
Québec City, June 9, 2025 — The Québec Professional Association of Real Estate Brokers (QPAREB) has released data for May 2025. The latest residential real estate market statistics for the Québec City CMA are based on the provincial Centris database of real estate brokers.
Residential sales in Québec City’s CMA totaled 926 transactions in May, up 6% year-over-year. This marks the 18th consecutive monthly increase and a record number of transactions for any May, including the pandemic years.
“Québec City’s real estate market is on an exceptional streak, and demand remains relentless despite current economic uncertainties. The region is also less affected by tariffs imposed by the Trump administration,” noted Charles Brant, Director of the Market Analysis Department at QPAREB.
“More than ever, sellers have the upper hand in negotiations in Québec City. In fact, one in four homes sells for at least 10% over asking price. Sales are also closing very quickly: in May, the average time to sell was just 27 days for a single-family home, 33 days for a plex, and 38 days for a condo — practically historic lows.”
